Session 1: Crimson Economics and Real Estate Disruptors impacting Global Markets Commercial Real Estate

Crimson Alabama presents to Crimson Harvard those disruptors that are impacting U.S. and global economies and real estate conditions. It starts with monetary policy by central bankers and it is all intertwined with rising government debt. How is it that FIAT currencies like the U.S., Japan, and Germany can pay nominal or negative interest rates. Is it sustainable? Where is the growth with Tarriffs and Trade Wars? Does the answer reside in understanding Supply-Chain? How is supply-chain more critical than ever in a global economy and how might it mitigate the tariffs? Where will companies locate jobs in the next decade? How do variables like workforce availability, housing affordability, logisitics infrastructure, high-tax burdened geographies and technology impact corporate and manufacturing site selection? And finally, Adaptive Reuse and the convergence of retail into other property types such as industrial and hospitality is maybe the most fascinating evolution playing out among the core property types. Session 2: Opportunity Zones

Opportunity Zones, the real estate financing structure established by the Tax Cuts and Jobs Act of 2017 in the United States, represent a significant and potentially major opportunity for real estate investors to invest in designated areas, benefit challenged communities, and secure very favorable tax treatment. This financing alternative for American businesses may transform many aspects of commercial real estate investment based on the trillions of dollars of unrealized gain that can be repurposed in Opportunity Zones.
Join Steve Glickman, former senior advisor to President Barack Obama, the former CEO of the Economic Innovation Group, founder of Develop, an Opportunity Zone Funds advisory firm, and also architect of the Opportunity Zones program. In a “fireside chat” format, Steve will explain and discuss the current state of the OZ program, which is still evolving, and how investors can take advantage of this innovative way to develop real estate in the United States.

Adrian and Gordon will sit for a fireside chat with Jason Smith AMDP '14 to talk about their internationally renowned architecture. They will discuss their projects of all scales, including the world’s tallest towers, small cultural facilities, high-tech office buildings, the creation of global satellite cities, and the economics of sustainable architecture. Buffet lunch included in this session.

Jay Ash, President and CEO of the Massachusetts Competitive Partnership (MACP), will draw on his experiences, locally as City Manager of Chelsea, and statewide as Secretary of Housing and Economic Development and now at MACP, to discuss the current economy of Massachusetts, the opportunities and challenges we face, and how we can work to ensure continued success and growth moving forward. Current AMDP participants will also be in attendance, and a plated lunch is included in this session.
